The Old Farm Barns Terms & Conditions
All bed linen & towels are provided (excluding cot linen) and all utilities are included in the quoted rates
Arrival and Departure
Your cottage will be available from 5pm on the day of arrival, please do not arrive before this time, you will not be able to drop anything off or use any of our facilities prior to check in time.
Guests must leave by 10am promptly on check out day to allow our cleaning staff access. Any late departures will incur charges.
Pets – We only accept Dogs
We allow 2 dogs maximum per cottages at a charge of £10 per dog. The following rules apply and must be adhered to –
All dogs must be house trained.
Dog must be at least 1 years old at the time of your stay.
Persistent barking will not be tolerated.
Dogs are not allowed upstairs at any time.
Dogs are not to be left unattended in the cottages, even if they are crated.
Dogs are only allowed on sofas provided the dog is clean and dry and you use your own throws to protect the sofas – Any extra cleaning will be charged.
Dogs are not permitted to roam around off the lead around the cottages at any time.
Dogs are allowed off the lead in the paddock but must not to be left unattended in the paddock.
All poo must be picked up and disposed of immediately.
Guests on site
No family or friends are allowed to visit you here at The Old Farm Barns without prior agreement by us.
Under no circumstances may more than the maximum number of persons stated occupy the property. We reserve the right to refuse admittance if this condition is not observed. Any persons other than members of your party must not come and visit unless prior permission is given.
The Parlour – maximum 5 + 1 cot
The Dairy – maximum 2
The Root House – maximum 3 + 1 cot
Houdini – Maximum 4 + 1 cot
*Maximum cot age – 2 years old.
The Old Farm Barns, its employees and representatives shall not be liable to you or your party for loss or damage to your belongings however so arising. You must take all necessary steps to safeguard yourselves and your belongings.
Food Deliveries –
Most leading supermarkets deliver here. Please use your cottage name followed by The Old Farm, Barns, Higher Elstone Farm, Chulmleigh, EX18 7AQ. We do not offer an unload service & it is not our responsibility if you are not here to unload it so please make sure you are here to take delivery yourselves.
Lost property is donated to charity after one month if not retrieved. Postage must be paid up front for any goods returned by mail.
Smoking is not permitted in the interiors of any of the buildings. We ask that you dispose of your butts safely and do not leave them lying around outside.
Fireworks & Fires
The lighting of fireworks, Chinese lanterns or any fires is not permitted on or around the property at any time.
A £15 charge will apply for lost keys.
Car Charging Facilities –
We currently do not have this facility available to guests
The Guest Paddock
This is a communal area for all guests to enjoy at any one time so please be respectful of each other. The grass is cut and maintained as regularly as possible but is dependant on weather so may be a bit longer than preferable at times. All play equipment is used at your own risk. The boundary fence must not be climbed on and under no circumstances is access allowed into the adjoining field. It is a working farm and may at any given time have animals or machinery operating that could pose a risk to your safety.
Access to our farm is strictly prohibited and is only allowed by prior arrangement. It is a working farm and poses various dangers. It should go without saying but our neighbouring Farm is strictly forbidden too, please do not upset them by walking in their fields or looking around their yard. We have to face the wrath! The fields surrounding The Old Farm Barns are private and do not have ‘Right to Roam’ privileges.
We reserve the right to charge for any significant damages and/ or breakages to the cottages, their contents or the ground and gardens. Please inform us of any breakages whilst you are staying so we have the chance to discuss matters.
All bookings of more than one cottage are treated as group bookings. At the end of a group stay you agree to leave the cottages in the condition they were on arrival and to ensure: a) recycling is limited to the containers provided or arrangements are made for the disposal thereof; b) the premises is left in a clean and tidy condition with dishes, cutlery etc, washed and put away; c) in the event that furniture, crockery etc is moved from one cottage to the another, that it all be returned to the original position. Should it be necessary to rectify the condition of the cottages, recycling, etc a charge will be made based on time and/or damage. Any other assistance provided during group stays will be charged for as appropriate and agreed in advance.
We require a final list of all guests due to be staying in each cottage one week prior to arrival.
