Terms and Conditions

How to Book

To secure your booking a non-refundable deposit of 25% of the cost of your stay is required. The balance is required six weeks prior to your stay. Bookings are provisional until confirmed in writing.

Cancellation of Booking

If the booking is cancelled at any time by the guest, we reserve the right to place the accommodation back on the market. In the event that we are unable to re-let the entire booking the final balance of the booking will remain ours.

Should you need to amend your booking we will endeavour to help if at all possible. This will be subject to availability, seasonality and any differences in prices for an amended stay and any changes will need to be discussed and agreed at least one week prior to arrival.

You might choose to purchase travel insurance to cover any unfortunate eventuality.

We reserve the right to cancel without notice any booking for any reason. If we have to do this, we will refund in full.


All linen are provided (excluding cot linen) and all utilities are included in the quoted rates.



Arrival and Departure

Your cottage/s will be available from 5pm on the day of arrival and guests are requested to leave by 10am promptly on check out day to allow our cleaning staff access.


We allow pets to stay in selected cottages, we request that no pet is allowed on the beds and that no pet is left unattended in the cottages. There is a tap outside to wash off mucky paws and we ask that you use the sofa throws supplied if they are going to sit on sofas. No dogs are to be allowed off the lead other than the garden and please make sure you pick up and dispose of ALL dog litter.

Guests on site

Family and friends are welcome to visit our staying guests (but must leave the site overnight), please email us at theoldfarmbarns@gmail.com to let us know if they are on site for health and safety reasons.

Additional Charges/ Guests

The number of people staying in a cottage must not exceed the occupancy stated –

The Parlour – maximum 5 + 1 cot

The Dairy – maximum 2

The Root House – maximum 3 + 1 cot

Houdini – Maximum 4 + 1 cot


Lost Property

Lost property is donated to charity after one month if not retrieved. Postage must be paid up front for any goods returned by mail.


Smoking is not permitted in the interiors of any of the buildings. We ask that you dispose of your butts safely and not leave them lying around.

Fireworks & Fires

The lighting of fireworks, Chinese lanterns or any fires is not permitted on or around the property at any time.

Lost Keys

A £15 charge will apply for lost keys.

Farm Access

Access to the farm is strictly prohibited and is only allowed by prior arrangement. It is a working farm and poses various dangers.


We reserve the right to charge for any significant damages and/ or breakages to the cottages, their contents or the ground and gardens. Please inform us of any breakages whilst you are staying so we have the chance to discuss matters.

Group Bookings

All bookings of more than one cottage are treated as group bookings. At the end of a group stay you agree to leave the cottages in the condition they were on arrival and to ensure: a) recycling is limited to the containers provided or arrangements are made for the disposal thereof; b) the premises is left in a clean and tidy condition with dishes, cutlery etc, washed and put away; c) in the event that furniture, crockery etc is moved from one cottage to the another, that it all be returned to the original position.  Should it be necessary to rectify the condition of the cottages, recycling, etc a charge will be made based on time and/or damage. Any other assistance provided during group stays will be charged for as appropriate and agreed in advance.

We require a final list of all guests due to be staying in each cottage one week prior to arrival.
